HOME INSPECTIONS

INSPECTION SERVICES offers inspections of residential properties that are:

Over 135 items are inspected in a typical inspection.  All aspects of the property being purchased or sold are inspected.  These items include:

  1. GROUNDS: Driveways, sidewalks, retaining walls, site grading, patios, patio covers, decks and porches, exterior stairs, fences and gates

  2. EXTERIOR CONDITION: Exterior walls, trim, eaves, soffits, fascia, chimney, foundation, floor joists and beams, columns, crawlspace, basement, sub-flooring

  3. ROOF: Roofing material (asphalt shingle, wood shake or shingle, built-up rock, roll composition, cap, tile, rubber, metal, concrete)

  4. PLUMBING: Main line, meter, supply lines, shutoff valves, waste lines, sprinklers, hose faucets, fuel system, water heater(s)

  5. HEATING: Gas or electric heaters, venting, distribution system, controls, heat pumps, filters

  6. ELECTRICAL: Service type & size, grounding, panels, wiring, switches, outlets, lights, fans

  7. COOLING: Central systems, evaporative coolers, condensate lines, insulated refrigerant lines

  8. GARAGE: Ceiling, floor, firewall, ventilation, door to interior, exterior doors, vehicle doors, automatic opener

  9. INTERIOR: Entry doors, interior doors, sliding glass & french doors, windows, walls, ceilings, floors, fireplace, stairways, flooring materials, wood floors

  10. KITCHEN: Counters, cabinets, windows, flooring, lighting, sinks, plumbing, electrical, disposal, range, cooktop, oven, exhaust fan & hood, dishwasher, trash compactor, special features

  11. LAUNDRY: Water supply & waste water plumbing, electrical, dryer venting

  12. BATHROOMS: Toilet, sink, cabinets, vanities, electrical, ventilation, heaters, bathtubs & showers

    -POOLS & SPAS: Heater, water filter, pumps, blowers, electrical, circulation, vacuums, lighting, coping, decking
    -LEAD BASED PAINT: Presence test of exterior and interior surfaces
    -PERMIT RESEARCH: Search of county records for permitting of additions, repairs and alterations
    -WATERFRONT: Docks, piers, seawalls, boathouse, lifts, etc.
    -MOLD SAMPLING: Sampling and testing for mold types that may cause health problems.
    -MOLD SCREENING: Building assessment identifying "red flags" for mold
    -ENERGY TUNEUP: Energy evaluation of the building
    -EIFS EXTERIORS: Evaluation of exterior insulated finishing systems
